Similar to a residential audit, commercial energy audits identify places that are using or losing the most energy. The goal of an energy audit is of course to identify energy-saving opportunities and how to make the most cost-effective building improvements, but also to increase asset values, lower ownership costs, promote environmental stewardship, human comfort, health and safety. We analyze the entire building inside and out, to identify where energy waste is occurring and where improvements can be made.
Internally:
- What equipment and technology are used? Age of technology and equipment affects that amount of energy being consumed
- What are the building conditions? Wall, ceiling and insulation integrity
- What is the layout? Organization of technology in isolated areas leads to concentrations of energy
Externally:
- Are there stains? Water infiltration, trapped moisture, drain spout omission, blockage, site drain paths
- Any damage? roof, walls and/or along foundation
- How is the roof accessed? Effect on air infiltration, stack effect, impact
- What is the insulation? Type, amount, and condition in walls, roof, and foundation
- How are the windows orientated? Which direction they face, size, quantity of each type
- Outdoor lighting? Exterior building lights, parking lot, landscape, etc
- HVAC equipment? Type (heat pumps, air conditioners, air handlers, exhaust fans), capacity, efficiency, condition, and location
- Building shading? Trees, other buildings, overhangs, etc
- What are the utility services? Type of supply (gas, electric), number of meters, and meter location
- Is there a backup power system? Type, fuel source, and capacity
